According to legal experts, records till November 1st 1965, for North Goa have been kept at the archives at Panjim and that of South Goa at the Sub Registrar’s office at Margao and Quepem.
Documents of inscriptions, descriptions of land and transmissions of title are recorded in voluminous books available to seekers. At present,  Deeds are registered at the Sub Registrar’s office. Record of which is send to the office of the respective ‘Mamlatdars’, for the ‘Talathi’ in charge of Mutation to endorse it and record it in the form I & XIV after obtaining no objection from all interested parties through registered letters or public Notice.
Are you the rightful owner of a parcel of land. Below are the important documents you will need to prove your ownership:
PRIMARY TITLE DOCUMENTS
Sanad grants, ‘enam’ (awards)
Title deeds
Sale deeds
Land registration records
Court decrees like inventory proceedings
‘Communidade’ certificates of foro paid. ie emphyteusis (aforamento) or quit rent
Auction certificate of sale of cooperative society
Government by its sovereignty (acquisition for greater good)
Usufruct, (right only to enjoy fruit/ income of land )
Right of way
Adverse possession
Beside the above, documents like Wills, Relinquishment Deeds, gifts, partition, succession, exchange Deeds are of secondary nature, based on primary title documents. - CV
